Join us for this one-hour presentation where we review outdoor lighting requirements for single-family\, multifamily\, nonresidential\, hotel and motel building types of all applicable scopes of work and what compliance documentation is required for each project type. \n\n\n\nLearning Objectives: \n\n\n\n\nRecognize when outdoor lighting wattage allowances and controls are required for single-family\, multifamily\, hotel/motel or nonresidential sites.\n\n\n\nUnderstand how compliance is documented for outdoor lighting as dictated by the building type and project scope.\n\n\n\nExplain how the outdoor lighting requirements differ for alteration projects versus new construction.\n\n\n\nIdentify online resources for more guidance on these topics.\n\n\n\n\nPresenter: \n\n\n\n\n\n\n\nGina Rodda is currently the Owner of Gabel Energy out of Castro Valley\, California\, and has been in the energy modeling field since 1991. She is an energy analyst performing a wide range of responsibilities in both residential and nonresidential construction pertaining to compliance standards and energy modeling within the United States\, while specializing in California Building Code. California local ordinances (or Reach codes) supporting electrification and electric preferred for multifamily\, hotel/motel and nonresidential buildings dictates much of the work Gabel Energy provides in Northern California in which Gabel Energy has been an active leader in heat pump mechanical equipment design choices as supported by the Energy Code and compliance software modeling. \n\n\n\nGina has worked with Energy Code Ace as a subject matter expert developing and supporting trainings\, resources and tools on the Residential and Nonresidential Title 24 Building Energy Efficiency Standards for building department staff\, energy consultants\, engineers\, contractors and architects. \n\n\n\nGina also works as a respected subject matter expert informing the statewide code development process since the 2013 Building Code cycle. \n\n\n\nGina’s Certifications: \n\n\n\n\nResidential and Nonresidential Certified Energy Analyst (CEA) via CABEC\n\n\n\nLEED Accredited Professional (AP) via USGBC\n\n\n\nEducation: Bachelor of Arts from University of the Pacific (UOP) graduated 1989

Since joining IHO in 2006\, IHO’s reputation\, impact\, and footprint as an award-winning developer has expanded across California. She has guided the organization to living its values and positioned IHO’s culturally diverse team to compete\, and win\, with peers many times their size. \n\n\n\n\n\n\n\nBrenda Walters \n\n\n\nBrenda Walters develops innovative and creative strategies to deliver programs and build strategic relationships to support the services provided to Innovative Housing Opportunities (IHO) affordable housing community residents. She develops partnerships with nonprofit\, corporate\, and civic groups and recruits corporate and individual volunteers to support these programs and services. Brenda joined IHO in 2020\, bringing more than 25 years of nonprofit program management experience to her work and her passion as an advocate for improving programs and services meant to help people. She holds a bachelor’s degree in business administration from the University of Colorado\, Boulder. \n\n\n\n\n\n\n\nMarisela Fuller \n\n\n\nMarisela Fuller currently serves as an Associate Director for IHO. She was previously a senior project manager. Her depth of experience in real estate management includes oversight of hundreds of housing units with an emphasis in special needs residents and veterans. Her vast background includes work with public agencies\, supporting new and rehab construction processes as well as property leasing. \n\n\n\n\n\n\n\nJenny Castro \n\n\n\nAs Director of Operations\, Jenny Castro supports IHO’s leadership initiatives including key administration\, human resources\, board-employee-corporate-governance\, IT\, facilities and communications. She joined IHO in 2023 after serving 14 years with Skid Row Housing Trust where she held administrative support roles\, operational leadership roles and most recently project manager for Real Estate Development. Click ‘register’ to join the waiting list. \n\n\n\n\n\n\nBuy Tickets on Eventbrite\n\nREGISTER\n\n\n\n\n\n\n\n1.0 LU/HSW  \n\n\n\nDescription:  \n\n\n\nMore affordable housing is needed in Southern California but many developments face increasing challenges including escalating construction costs\, material procurement issues\, and financing tied to schedule deadlines.  Through a strong collaboration between design team and contractor\, the 26 Point 2 project offers lessons for overcoming some common affordable housing project issues including managing costs and schedule to deliver a quality project. \n\n\n\n26 Point 2 is a new 49\,500-square-foot affordable housing development in Long Beach. The 5-story\, Type V over Type I building consists of 77 units – 76 low-income units and one market-rate manager’s unit. The building features a manager’s office\, conference room\, interview rooms\, staff room\, and break room at ground level and will provide residents with onsite supportive services. Amenities include a community room with kitchen\, a meeting room\, lounge\, laundry facilities\, a covered patio\, and a fourth-floor roof deck. On-grade parking for 18 cars will be provided for staff and visitors. \n\n\n\nIn addition to the Health\, Safety\, and Welfare learning objectives listed below\, the speakers will discuss budget management\, value engineering approach and strategies for dealing with cost escalation\, strategies for addressing material and equipment procurement that was affected by project revisions\, and schedule management and achieving AHJ approvals and CASP inspections in a timely manner. \n\n\n\nHSW Learning objectives: \n\n\n\n\nUnderstand the Health Implications in Affordable Housing Design  Attendees will learn how the project addresses the physical\, emotional\, and social well-being of its occupants through its design and available amenities. This includes the provision of supportive services onsite\, the inclusion of communal spaces such as a community room with kitchen\, meeting room\, lounge\, and outdoor areas\, and how these elements contribute to improving the health outcomes of residents.\n\n\n\nExplore Safety Measures in Affordable Housing Construction  Attendees will gain insights into the safety protocols and design considerations implemented in the development to protect occupants and users. This discussion will cover the building’s compliance with safety standards\, the importance of using durable materials in construction\, and the strategies employed to ensure a safe living environment\, including fire safety measures and secure access.\n\n\n\nEvaluate Welfare Enhancements through Equitable Access and Community Building  Attendees will learn how the project promotes welfare by providing equitable access to housing\, amenities\, and supportive services. He led coordination and construction administration for the MIT New Vassar Street Residence and most recently managed the design and delivery of 26 Point 2 Apartments in Long Beach. Ben received a Master of Architecture degree from Harvard University’s Graduate School of Design where he was recognized with the Peter Rice Internship at Renzo Piano Building Workshop and the Faculty Design Award. He received his Bachelor of Science in Architecture from Taubman College of Architecture and Urban Planning at the University of Michigan. \n\n\n\n\n \n\n\n\n\nGenevieve Pepin: Genevieve Pepin joined MMA in 2012. As the Director of Communications she leads the firm’s public relations outreach which includes the coordination of publications\, presentations\, events\, and social media presence. She holds a Bachelor of Fine Art degree with honors from Otis College of Art and Design. \n\n\n\n\n \n\n\n\n\nYun Yun: Yun Yun joined MMA in 2016 after receiving a Master of Architecture degree from the University of Michigan’s Taubman College of Architecture and Urban Planning.  Prior to her graduate studies\, she received a Master of Science in Architectural Engineering from Purdue University and a Bachelor of Science in Civil Engineering from Tianjin University. Her team project (a)typical office was selected as the winning Mies Crown Hall America’s Prize  (MCHAP) Student Project in 2015-16. While at the University of Michigan\, Yun was also awarded the Burton L. Kampner Memorial Award for Best Thesis Project.  Yun is a licensed architect in California.
