Sacramento has cleared the way for homeowners to build Accessory Dwelling Units (ADUs) and Junior ADUs by-right. But cities and counties are allowed to have some jurisdiction over these mini-homes\, leading to confusion and frustration among homeowners. \n\n\n\nJoin us for this presentation where we review the current ADU policies and their applicability to projects throughout greater Los Angeles\, including the City of Los Angeles\, Redondo Beach\, Hermosa Beach\, and Long Beach. \n\n\n\nLearning objectives: \n\n\n\n\nA summary of the history of ADU laws. The participant will understand the goals of the state to increase California’s housing stock and the limits placed by Sacramento to minimize how cities and counties can limit ADU development.\n\n\n\nA summary of the updates to state laws AB 2221\, and SB 897 which took effect January 1\, 2023. The last several years Sacramento has incrementally loosened ADU regulations to allow for more creative housing solutions.  \n\n\n\nThe participant will understand the options available to resolve design challenges through the code’s exceptions and or interpretive text.  Of key importance\, the participant will understand that in many instances\, there are multiple avenues for getting an ADU approved.\n\n\n\nThe participant will learn about the conflict in state law between the Coastal Act and ADU laws. Participants will understand the jurisdictional hierarchy and how to approach local Planning Departments to determine if there are roadblocks to ADU development in the Coastal Zone.\n\n\n\n\nThis program will be presented on Zoom. Your attendance must be recorded in order to receive learning units.  \n\n\n\nPresenters: \n\n\n\n\n\n\n\n\n\n\n\nDina Elkinawy is a Director at Pacific Crest Consultants and brings comprehensive Building and Zoning Code expertise – along with the experience of presenting hundreds of projects at public hearings – for our clients at Pacific Crest Consultants. \n\n\n\nBefore joining PCC\, Dina was the top city official in the office of the LADBS Board of Building & Safety Commissioners. She has coordinated with top departmental officials across the city for projects being heard before the board while overseeing a staff of a half-dozen engineers and secretarial staff. She also was a Case Manager and backroom plan-check engineer for LADBS during her career with the city of Los Angeles. \n\n\n\nWith PCC\, Dina has expanded her portfolio to include cities around Los Angeles\, Orange and Ventura counties\, including but not limited to Santa Monica\, Pasadena\, La Canada Flintridge\, Glendale\, West Hollywood\, Culver City\, Calabasas\, Laguna Beach\, Huntington Beach\, Hermosa Beach\, Rancho Palos Verdes\, Torrance\, Oxnard and San Clemente. \n\n\n\nDina graduated from the University of California Irvine with a B.S. in Civil Engineering\, and is a licensed P.E. Dina enjoys bike riding at the beach with her husband and her sweet rescue dog Aurora. \n\n\n\n\n\n\n\nChris Parker is a co-owner of Pacific Crest Consultants and has been an entitlement consultant for hundreds of projects throughout Los Angeles. His focus has been on planning & zoning issues\, including but not limited to cases involving Design Review Boards\, Zoning Administrator determinations\, Coastal Development Permits\, Office of Subdivision actions\, and lot-line adjustments. \n\n\n\nHe is responsible for scores of multi-million-dollar projects annually\, preparing\, filing and expediting the entitlement cases\, and meeting with city staff and community groups to help his clients obtain the discretionary entitlements necessary to move forward. \n\n\n\nChris is also a former writer and editor for the Los Angeles Daily News\, Los Angeles Times\, and other newspapers in Ventura and Santa Barbara counties. \n\n\n\nChris is active in his community and was the founding member of the first independent public charter school in Ventura County. Many cities are considering incentives for office conversions. In fact\, a new community plan in Los Angeles is close to adoption\, known as DTLA 2040\, it would make it easier to build housing downtown\, including property conversions. In June\, state officials set aside $400 million to offer developers incentives to convert offices to affordable housing over the next two years.  \n\n\n\n200 Ocean is an adaptive reuse of an office building into 106 residential units comprising of lofts\, studio\, one- and two-bedroom flats\, and three-bedroom townhomes. Originally completed in 1967\, for the General Telephone Company of California to serve as the headquarters for the southern region the development is unique with many opportunities and challenges. Hopkins Construction Co.\, Inc. he was CFO and Vice President of Operations for Design Materials providing design and flooring systems for over 5\,000 hotels across the U.S.A. and other public and private venues. \n\n\n\n\n\n\n\nHarold Wang \n\n\n\nHarold is a real estate developer and investor in California. He is one of the funding partners of Palisades Capital Partners and Palisades Investment Management. Since 2013\, Harold and his partners and investors have planned\, developed\, or invested in more than 10 real estate projects\, mostly in the multifamily sector. \n\n\n\n\n\n\n\nMichael Bohn\, AIA \n\n\n\nAs Partner of Studio One Eleven\, Michael Bohn\, AIA\, takes an integrated approach to architecture\, landscape\, and urban design. Michael leads the studio’s housing practice with an emphasis on transit-oriented developments\, affordable housing\, and mixed-use projects. His experience in supportive\, student and market-rate projects\, spans adaptive reuse and ground-up developments that serve seniors\, families\, artists\, and the homeless. In addition\, Michael has established an awarding-winning landscape studio and co-established an urban design practice that uplifts underserved communities. He is a licensed architect and urban designer with over 35 years of experience.

DESCRIPTION:AIA Long Beach / South Bay & Southern California Edison\, a Collaborative Partnership \n\n\n\n\n\n\nBuy Tickets on Eventbrite\n\nREGISTER\n\n\n\n\n\n\n\n1.0 LU/HSW \n\n\n\nPresented on Zoom \n\n\n\nThis hour-long Code Breaker focuses on requirements in California’s 2022 Single-family Energy Code (Title 24\, Part 6) for indoor and outdoor lighting luminaires and controls. We will also review resources available from the industry supporting Single-family lighting design and installation. \n\n\n\nLearning Objectives: \n\n\n\n\nRecognize that Energy Code Mandatory Measures require use of only “high-efficacy” lighting and address two types of lighting sources that would qualify (lighting that is automatically high efficacy and lighting certified and marked as high efficacy per JA8).\n\n\n\nIdentify Mandatory Measures for lighting controls by location.\n\n\n\nIdentify specific lighting technologies that meet the 2022 high-efficacy requirements including JA8 certified products.\n\n\n\nIdentify available lighting resources and interactive tools on Energy Code Ace\, California Energy Commission\, and other industry resources.\n\n\n\n\nPresenter: \n\n\n\n\n\n\n\nGina Rodda is currently the Owner of Gabel Energy out of Castro Valley\, California\, and has been in the energy modeling field since 1991. She is an energy analyst performing a wide range of responsibilities in both residential and nonresidential construction pertaining to compliance standards and energy modeling within the United States\, while specializing in California Building Code. California local ordinances (or Reach codes) supporting electrification and electric preferred for multifamily\, hotel/motel and nonresidential buildings dictates much of the work Gabel Energy provides in Northern California in which Gabel Energy has been an active leader in heat pump mechanical equipment design choices as supported by the Energy Code and compliance software modeling. \n\n\n\nGina has worked with Energy Code Ace as a subject matter expert developing and supporting trainings\, resources and tools on the Residential and Nonresidential Title 24 Building Energy Efficiency Standards for building department staff\, energy consultants\, engineers\, contractors and architects. \n\n\n\nGina also works as a respected subject matter expert informing the statewide code development process since the 2013 Building Code cycle. \n\n\n\nGina’s Certifications: \n\n\n\n\nResidential and Nonresidential Certified Energy Analyst (CEA) via CABEC\n\n\n\nLEED Accredited Professional (AP) via USGBC\n\n\n\nEducation: Bachelor of Arts from University of the Pacific (UOP) graduated 1989

We will cover 2022 code requirements for all occupancies of buildings at a high level in a short 1-hour introduction to solar and battery for Single Family\, Multifamily\, and Nonresidential buildings. Nick is a Certified Energy Analyst (CEA) for residential and an Associate Energy Analyst (AEA) for nonresidential construction by the California Association of Building Energy Consultants (CABEC). He is a Subject Matter Expert on the Energy Code Ace statewide education team and teaches classes for Southern California Edison on Net Zero Design\, All-electric Homes\, Heat Pumps\, and Selling Clean Energy Homes. As part of a CalSEED team\, Nick is currently researching phase change material applications in HVAC systems. Nick was elected to the Board of Directors of CABEC beginning in 2018. He holds a BA in Economics from Princeton University and an MBA in Manufacturing from the University of Michigan. He remodeled his own home in 2014 in a deep energy retrofit and has written and presented extensively on Net Zero buildings\, high-performance walls\, and energy efficient building. DESCRIPTION:In collaboration with AIA Los Angeles and AIA LA COTE \n\n\n\n\n\n\nREGISTER\n\n\n\n\n\n\nJoin AIA Los Angeles COTE for an in person for a tour of the Billie Jean King Main Library in Long Beach. \n\n\n\n\n\n\n\nProject Designed by: Skidmore\, Owings & Merrill \n\n\n\nFrom the early conceptual stages dating back to 2014\, the City of Long Beach\, library staff\, and design team shared a vision of the new library and park as a place for the neighborhood to gather. The intent was to create a building not just to keep books\, but a space alive with activity—a warehouse of knowledge and unique community center. The Billie Jean King Main Library was imagined as a pavilion within the new Lincoln Park\, welcoming people inside from all parts of the city. \n\n\n\nTo make the project financially feasible\, a public-private partnership (P3) was formed to allow the developer to assume construction and maintenance responsibilities of the finished buildings with the city paying rent for the first 40 years of occupancy. The framework and team structure of the P3 delivery method allowed multidisciplinary teams to form lines of open communication and identify shared project goals among themselves as well as with the City of Long Beach and library staff very early in the design process. \n\n\n\nThe team focused on creating a sustainable\, now LEED Platinum Certified\, timber structure that provides a light-filled\, open\, and warm interior environment. To achieve this vision\, the glulam timber girders\, joists\, and plywood decking comprising the superstructure are intentionally left exposed\, contributing to a captivating interior atmosphere. The building envelope\, composed of unitized curtainwall system\, is also designed to maximize daylight and views while mitigating glare and solar radiation. \n\n\n\nBecause the project will be maintained by the developer over the next four decades\, quality and durability were the focus of many discussions over the course of five years—from design conception to completion of the library. The design-build team and client had a shared goal to maximize value and fine-tune solutions to achieve best possible outcome for the city and its community. \n\n\n\n\n\n\n\nJosé Luis Palacios\, AIA – Design Principal\, Skidmore\, Owings & Merrill \n\n\n\nJosé Luis Palacios is Design Principal for SOM’s Los Angeles studio. With over three decades of professional experience his focus has been in the ‘making” of buildings\, offering simple and artful solutions to complex problems that entail immense technical knowledge and a profound attention to detail. Through innovative design thinking and effective leadership\, Jose’s role as a leader in the design of large-scale buildings and urban planning projects has been well recognized. His outstanding body of work extends over a broad range of building types including corporate offices\, build-to-suit campus environments\, transportation related projects\, as well as an array of civic and government office and public safety complexes including the Los Angeles County Superior Courthouse in Long Beach\, California\, the Police Administration Building for the Los Angeles Police Department and the new LEED® Platinum-certified Los Angeles Federal Courthouse\, which won the AIA’s highest awards for design and sustainability.
